Changing lightbulbs
Question from kate updated on 25th May 2020:
I have a tenant asking me to change out their lightbulbs as the celling is too high. Is it the landlords responsibility to change lightbulbs? Also, as a landlord, is it my responsibility to provide a tenant with a dryer?
Our expert Bernard Parker responded:

Generally, tenants will change light bulbs which fail during the tenancy. However, from a health and safety point of view it is impractical to require a tenant to change a bulb in a high ceiling. It is worth a landlord doing that job or having a professional do it. If a clothes dryer is in the property when tenanted it may be necessary to repair or replace the unit it if it fails, but the landlord is not otherwise required to provide a dryer.
