Leaking roof and ceiling

Campbell Rountree asks:

We have rented a residential property for a year, and as soon as we moved in there were problems with a leaking roof and ceiling. During rain, water leaks from the ceiling to the floor. We have been emailing, calling and sending photos to the property manager but the owner is reluctant or refuses to undertake substantial repairs. A bucket was placed in the ceiling for 10 months but we don't think this is acceptable. What are our options?

Issue with next door tenants

Sue Greene asks:

I am a home owner with tenants living next door.

For years we have had problems with the tenants.

Since Easter we are now being hounded with the pounding of basketballs.

I have contacted the owners and property manager who ignores the problem.

All she will say is the tenants have the right to live on their property.

In the tenancy act it states that the tenants must not disturb the neighbors. Surely with this noise they are making they are in breach of their tenancy agreement.

asks:

Can I introduce a written tenancy agreement to be signed by the tenant even though he has been occupying the premise for the 2 years without a written tenancy agreement?
Can I include no pets in the written agreement?
And any damages during occupancy (with or without a pet) the tenant is liable? If the tenant has introduced a pet to the property with my approval and without a written tenancy agreement in place can this be enforced by a separate "Pet Agreement" - composed by the landlord?
