Communication concerns

Question from delwyn updated on 19th September 2018:

I have just signed up a property manager for my rental in a very desirable location at Mt Maunganui. After eight days there has been virtually no contact or feed back re potential tenants, Advertising was also very slow and communication is very slow. So I wish to exit the contract, What rights do I have with this and is there a fee that I would need to pay? They have not found me any tenants yet. Any advice would be much appreciated

Our expert Bernard Parker responded:

It is possible that your property manager has not yet received any enquiries from the advertising. Cancelling a management agreement after just over a week because of a delay in communication is very unusual and is probably prohibited by the terms of your agreement. Over winter and school holidays there is a strong likelihood that the market has been sluggish. Your property manager cannot create tenants for you. Your agent needs to know your concerns and you’re being unfair if you expect your property manager to read your mind. My best advice to you is to call your property manager and discuss your concerns.
