Finding a property manager

Is there a professional property managers association in NZ? I have a specific question as to how property inspections are done. I just hired a property manager who was suppose to do a property inspection after the old tenant moved out. She checked paint and carpet conditions and general cleanliness but did not checked if appliances (fridge, dishwasher, etc) were working. She left it for new tenants to check. Makes no sense. I am trying to find out if there any guidelines from a professional organization on how to properly inspect a property.

Currently, there is no government regulation of professional property managers, but either of the above should be able to help you find a good property inspector.
