Glass repairs

Question from Lucinda updated on 5th September 2014:

The back door in our rental is a three panel glass door and on a recent inspection the tenant said there was a crack in it from the wind blowing it shut. Who is technically liable to repair? I am thinking it would be goodwill on our half to repair the crack and put a hook on the door so it won't happen again. Thanks, Lucinda

Hi Lucinda, technically this is not the fault of the client. It's an accident and they have not been negligent or caused deliberate damage so unfortunately you will be liable for the repair. It would pay to check with your own home insurance policy, as you may find cover for broken window glass is covered (although any claim will depend on the amount of your policy excess). Thanks.
