Insulation notification

If I decide to get the insulation checked and possibly have new insulation installed do I have to notify the tenant? Or is it ok to send an insulation guy to the property unannounced ?

Yes, you do have to notify the tenant. The only time a landlord can enter the property without notice is in an emergency. If the landlord or a delegated contractor requires non-urgent access the tenant is entitled to 48 hours’ notice. Alternatively, the tenant may give permission if requested.
From a practical point of view, it is courteous and sensible to contact the tenant and check that the proposed time of the visit is convenient (especially if the insulation contractor is going to be climbing into the ceiling).
