Is landlord required to provide heating?

Question from andrea updated on 10th November 2017:

We have no heating or air conditioning in our commercial rental. Does our landlord have to supply this?

Our expert Bernard Parker responded:

I deduce that at the time that you viewed the property there was no heating. When leasing a property that you have viewed, the normal rule is “what you see is what you get”.

Unless there was a suggestion that the landlord would install some heating, you cannot expect that it would be provided.

I suggest you look at the specific provisions of your least document to see if it mentions heating. If there is no mention, then it will be up to you to provide the heating.
