Whole house carpet damage

A tenant has damaged carpets so badly that there are large dark stains throughout the house and areas where carpet has been cut out. Contrary to the tenancy agreement, they've had animals in the house and it smells strongly of urine. The carpets will need replacing and it’ll cost far more than the bond will allow. Knowing the carpet is 13-years-old, is it worth seeking damages from the tenant above the level of bond?

It is always worthwhile taking a tenant to the Tenancy Tribunal for any damages they cause. The Tenancy Tribunal would more than likely award compensation for the damage caused to the carpets due to the actions of domestic pets and them cutting out parts of the carpet. However you do need to keep in mind that your claim will also have depreciation attributed to it because of the age/condition of the carpet. Your contents insurance may also assist dependent upon the type of policy you have.
